Bear River Lodge welcomes you!

Bear River Lodge is an exclusive, gated, single family community located in beautiful Madison County, NC  (‘Jewel of the Blue Ridge’).  We are located approximately five miles east of Hot Springs, near the intersection of US 25-70 and NC 208. The community is nestled within the extensive Pisgah National Forest and is complimented by the picturesque Big Laurel Creek and stunning views of the surrounding Blue Ridge Mountains.  If you are looking for that special location for a weekend or a lifetime, look no further, and welcome to Bear River Lodge.


This website has been designed to help keep you informed about our community association's activities and what is happening in our surrounding community. It has a wide range of convenient features to keep you informed including our governing documents, meeting minutes, and financial reports. What's New at Bear River Lodge  (Updated  August 2016)   

 It’s already been a busy, and hot, summer here in the mountains of western North Carolina.  And, yes, there are bears at Bear River Lodge.  Just be careful where and when you hang those bird and squirrel feeders!


The Board, Maintenance Committee and Marketing Committees have all accomplished quite a bit over the last several months.  Here are a few highlights:

  • With a little legal help, the HOA successfully negotiated with the County and received a refund of almost $2000 in property taxes, previously assessed on our Lodge. With this precedent, we should be exempt from these taxes in the future.
  • After weeks of hit-or-miss operation, our old, immensely heavy, timber entrance gate has been replaced with a new, much lighter, cedar version. Since early July the new gate has been operating flawlessly. Thanks to Roy Hurley and his crew.
  • Our annual meeting was held on Saturday, July 9 at our community Lodge. Our attendance could have been higher, but we still covered a variety of important and interesting topics. See a full summary in the meeting minutes here.
  • Following a safety and security concern of uninvited visitors on the property (now lessened somewhat by a functioning gate), the Board has elected to require all rental guests to display a newly-designed guest permit in their vehicle, particularly when parked in the common areas. The new passes have been ordered and should be in use shortly.
  • Also, in the name of security, the gate codes currently programmed into our entry gate system are being reviewed, and a revised, simplified system with be rolled out this summer. If you don’t currently have a viable gate code, and you need access to your property, please use the ‘Contact Us’ link, above. Any wide-ranging changes to the system will be communicated via E-mail.
  • In an effort to boost attendance at our annual meeting, the Board has elected to move our next meeting to Saturday, March 25, 2017. An agenda item at that meeting will be to amend the By-Laws to change the official annual meeting date to the first-quarter of the year (you will also get a chance to vote by proxy). Mark your calendars, but additional notices will be forthcoming.
  • And speaking of the Board, elections were held at the annual meeting. The only two nominees were Board members rerunning for their Board seats, so the results were not surprising. Both Deb Burks and Mike Foster were re-elected to an additional two-year term, each. The Board did agree, however, that the officer positions will be shuffled slightly. The following are your HOA Board members and officers for 2016:
